The Engineering Department reviews subdivision and land development proposals to assure compliance with applicable Township codes and to inspect construction sites to assure that the improvements are being built in accordance with approved plans. Any subdivision of land, modification of property lines, or consolidation of lot lines requires that a Subdivision Application and appropriate fees be filed with Engineering Department.
All development proposals require that a land development plan be submitted and approved prior to issuance of building permits. Subdivision and land development plans are reviewed by the Engineering Department to determine whether the proposal complies with the Township’s Subdivision and Land Development Regulations*. These applications are also reviewed by the Code Enforcement Department for compliance with Zoning Regulations, and by other departments for life safety issues.

The Engineering Department also reviews applications, such as building permits, for compliance with the Stormwater Management Program.
The Engineering Department reviews applications for Grading Permits and Road Occupancy Permits. A Road Occupancy Permit is required for any work within the Township’s right-of-way, such as driveways, curbing, sidewalks and utilities. The right-of-way typically extends approximately 10 to 12 feet from the edge of paving or curb line into the front yard.
Another important area of responsibility of the Engineering Department is traffic and roadway improvements. To assure safe and efficient traffic movement, the Engineering Department works closely with the Police Department and the Department of Transportation.
